|Recommended: YesGreat building and community — I have really enjoyed my experience living at Modera Lofts. The building is immaculately maintained and has a wonderful concierge and maintenance staff, who are very helpful and responsive. The apartments are really wonderful, with a lot of attention to detail. The roofdeck is particularly wonderful, and the gym is great. I love my concrete floors, which are easy to clean and great for animals. The kitchen in my apartment is excellent, huge fridge, wonderful island, great cabinet space, good appliances. I was initially nervous about the concierge parking but that too has been very good. The only problem with Modera lofts is sound insulation. Many of the apartments have 3 4 ceilings, which mean that there is no sound insulation between rooms in apartments that have this feature. Additionally, I know what TV shows my neighbors watch, what music they listen to, and how much their dogs bark due to not great quality of the sound insulation between apartments. However, it is not a bad level of noise, just a noticeable amount, and people in the building are generally very considerate neighbors.

|Recommended: YesProperty is great, could use some noise proofing. — The staff is friendly. However, some of them are not very knowledgeable. They could not tell me when quiet hours' were. We have received multiple noise complaints during our move, even before quiet hours. Using the loading dock during our move was also a struggle the person prior to us was not finished using it. We ended up paying the movers for an extra hour of their time due to this. Other than our struggles with moving in, everything has been great. The noise level that we hear is much better than our old place. We barely hear the street noise and only occasionally hear our neighbors. The maintenance staff has been amazing. They are quick and very nice.
|Recommended: NoProperty — I lived in this building in 2016 when it first opened, moved out and moved back in recently. The building is impressive, the architecture, rooftop and lounge areas. In 2016 there were not all these additional fees such as paying for sewer, water, bug fee, etc.. In my 20 years of apartment living, I have never had to pay for these additional fees. The trash fee is really frustrating, we had this fee in 2016, but is super frustrating its a mandatory fee, but there's all these crazy rules about how to put out your trash, and then to get messages in the resident portal about you didn't put out your trash properly. We have lived here a few months, but over the last few days have started to hear lots of noise from the unit above and next to us, which is the main reason we moved out of Manhattan. To pay this much money in rent and hearing your upstairs neighbor jumping around is super frustrating.
|Recommended: YesLove Modera Lofts- awesome location, friendly and helpful staff, and great facilities — This is a great place to live, I have nothing but good things to say about Modera Lofts. The leasing staff made finding and applying for my apartment a breeze, maintenance staff has been prompt and thorough, and the amenities are amazing. I'm loving my new studio located in the best part of town. There are so many cute restaurants to visit shopping and grocery stores are within walking distance NYC is just a short train Lyft ride away. I really like the overall feel of the building, and look forward to getting home every day. I would recommend Modera Lofts to anyone in the market for the perfect new apartment in Jersey City.
|Recommended: NoHigh rent, thin wall, and broken elevator — it has been almost 2 months that the elevator has been broken and seems to be forever. The available elevator is the only one that can go to the roof, meaning that all residents, staff, and guests are using one elevator for all purpose. The wall is very thin. You can hear the neighbors clearly what they are talking about everyday. For the staff, I have no idea what is wrong with them since they seem to be angry all the time, neither smile nor greeting the residents. Especially, when you ask for your packages, you will feel like you are begging them to do their job or annoying them.

The location is great, just inside the prime Newport neighborhood close to the essentials like grocery stores as well as offering excellent places to eat and experience the best views of Manhattan.

|Recommended: YesGreat place to live in Jersey City — Great move in experience. The entire building management team and the concierge staff were super helpful and I didn't run into any issues at all This move was a big deal for me so I'm really happy I picked a great building.
|Recommended: YesGreat building and Apartment Poor staff — Love the building, location and all of the amenities although we are now not getting access to the gym due to Covid . But considering the crazy fees and cost of living the building is incredibly understaffed. There’s only ever person working downstairs so when you get a package they need to go back and you need to wait in line for 10-15 minutes. Then delivery people can’t go up to deliver the food because the only 1 person is giving out packages, so you end with a line of delivery people behind you too. They lose packages ALL the time. The first two times they lost mine I figured it was a mistake but now the tally is at 7 packages being lost misplaced for my unit alone. We also only have 4 elevators in the whole building and 1 of them has been out for a month with no plans of fixing it.
|Recommended: YesClassic industrial vibe with friendly staff — I love living here at Modera. The building aesthetic is definitely charming. In addition, the property staff take the time to know their residents and care for any issues that may arise within the units and building. Parking can be a little tight, but valet staff is present to park vehicles.
|Recommended: YesAmenity fee for no amenities — We generally love living in this building and the apartment finishes are great. I have recommended several friends in the past. There are a few challenges to know about if you're considering the building -thin apartment walls allow a lot of noise from neighboring apartments, and the exterior walls allow a lot of cold air in, which makes the electricity bills very expensive in the winter even if you keep your apartment at 60 degrees -they charge a 500 amenity fee, none of which has been returned despite closure of all amenities due to COVID. The reason to live in a building like this is service and amenities, so in the current environment, the price-to-value trade off is not worth it. -They regularly lose packages and insist that they put every package in the system which is not the case
