We love your furry companions and welcome up to two per apartment home. There is a pet fee of $500 per animal and $50 per month per pet rent. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Lofts residents can be provided with a temporary code for entry.
We have a controlled-access parking garage at Modera Lofts.
Modera Lofts offers valet parking starting at $350 per month.
We offer guest parking spots for $20.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.

Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. At Modera Lofts there are one-time fees including an application fee of $100 per applicant, an amenity fee of $550 due at move-in, and a pet fee of $500 per pet. There are monthly fees including $3 pest control fee, $35 trash fee, $30 Happy to Deliver fee, $50 per pet pet rent, $350 parking fee, $15 fee for bike storage, and $45 up to $250 for storage.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the fifth day of each month. Late fees will start on the sixth day of each month.

Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.

Our community partners with Whale to manage security deposits in a secure and transparent way. Prior to move-in, residents are asked to create a Whale account and transfer their required security deposit into an FDIC-insured account in their own name. Funds held in the Whale account may earn interest while still meeting all lease requirements.
