|Recommended: YesJust moved in and I'm thrilled — The move in experience, from leasing to actual moving-in was seamless. I'm thrilled with the apartment, I love the location and the entire community resident and employees alike makes me feel right at home. I had been back and forth between this building and another and I know that I absolutely made the right call.

|Recommended: YesGreat place to live but terrible lease signing process — Great place to live but this lease signing electronically is horrible. Over 50 pages to sign. I must have typed my name over 50 times. What a joke. Horrible process and extremely tedious and time consuming. You should only have 1 signature per document, not sign the same document 35 times 35 pages required 35 signatures, very stupid

|Recommended: NoNice... until you live here. — Where to start first and foremost the worst part is the office staff's complete indifference to those that live here. This is exacerbated by the fact the building discriminates between current and prospective residents by offering better rates to new residents and jacking up the rent on existing residents a practice that seems like it should be illegal, but is definitely emblematic of Modera's and Millcreek's lack of care for current residents. The firm charged amenity fees on residents despite many of them being closed or unusable for most of the year. If they are a privilege Modera, then shouldn't we get our money back since we specifically paid for Privileges that were not provided
Who cares They already signed their lease would be an accurate motto for the company.

|Recommended: NoMake sure you know what you're getting into before you move into Modera Lofts. Because of Covid all common spaces are closed down. There are no amenities. The walls separating apartments are thin and noise travels easily. So do cooking smells. The electric stoves suck. There is a high turnover of staff at Modera Lofts. Management rules with an iron fist and are not responsive to the needs of staff nor tenants. The landlord, Mill Creek Residential, is impossible to reach because they are headquartered in Boca Raton, Florida. Perhaps the worse offense is that when it's time to renew your lease Modera will not renegotiate your rent. Modera Lofts advertises spaces that are routinely 300 a month cheaper than what existing tenants are paying. For new tenants they offer 2 months free bonus rent too. If you're an existing tenant, Modera will not offer lease renewals that match new tenant leases. Modera will only offer rent renewals that match your pre-Covid agreement. Disgusting.
|Recommended: NoToo Short — Unfortunately due to COVID-19 and being laid off in July I had to make a move. The staff was very communicative about what I needed to do in order to break my lease. Unfortunately the building ownership offered 0 empathy on our situation, despite likely receiving thousands of money from the government for situations like this. I have seen the rents plummet at this building so clearly they have some money to spare. It is unfortunate that my time here ended this way.

|Recommended: YesBeautiful and well made unit — Feels like I live in a magazine cover page. Everything is beautiful and has so many nice and thoughtful touches. The brick walls do not insulate well in the winter though. Is very cold in the unit and hard to keep heated. Building staff are not always great with wearing masks, and enforcement among the residents isn't present, but everyone is nice and the amenities are great. Overall, I am very happy to have moved in here.
|Recommended: YesThe property is beautiful - great location and great apartments. — Building management are extremely unhelpful. The mailroom management is even worse. There is absolutely no system and being told I can't find your packages, come back later is simply unacceptable.
You can also literally hear everything from your neighbors apartment. I'm hoping things improve, although I'm a little disappointed with the initial move-in.
|Recommended: YesGreat building and community — I have really enjoyed my experience living at Modera Lofts. The building is immaculately maintained and has a wonderful concierge and maintenance staff, who are very helpful and responsive. The apartments are really wonderful, with a lot of attention to detail. The roofdeck is particularly wonderful, and the gym is great. I love my concrete floors, which are easy to clean and great for animals. The kitchen in my apartment is excellent, huge fridge, wonderful island, great cabinet space, good appliances. I was initially nervous about the concierge parking but that too has been very good.
The only problem with Modera lofts is sound insulation. Many of the apartments have 3 4 ceilings, which mean that there is no sound insulation between rooms in apartments that have this feature. Additionally, I know what TV shows my neighbors watch, what music they listen to, and how much their dogs bark due to not great quality of the sound insulation between apartments. However, it is not a bad level of noise, just a noticeable amount, and people in the building are generally very considerate neighbors.
